Overview

Lake City is one of the pioneers of Pakistan’s planned housing sector. A community at that scale is not one business but several running at once — a sales operation, a land office, a utility company, a maintenance department and a finance function, all serving the same members. In 2004 the society chose Wizmen to bring them onto one system. More than two decades later, that system is still the place every file, bill and payment is recorded.

01The challenge

Thousands of members, one source of truth

A housing society carries every member for years: from booking through instalments, transfers, balloting and possession, and then for as long as they live there. Each stage touches a different department, and every one of them has to agree on what a member owes.

  • 01

Plot files, instalment plans and transfers had to be traceable from the first booking to final possession.

  • 02

Utility and maintenance billing needed to run on fixed cycles for every resident, with dues visible the moment they fell overdue.

  • 03

Land records, khewat and khasra details had to sit beside the plots they describe, not in separate registers.

  • 04

Management needed a single view of receivables, cash and development spend — without waiting for month-end reconciliation.

02Our approach

Finance first, then every desk around it

We started where the money is recorded and built outward, so each new department joined a ledger that was already trusted.

  1. 01

    A sound financial core

General ledger, cash management and bank reconciliation went live first, giving the society one chart of accounts that every later module posts into.

  2. 02

    Members and plots

Member files, bookings, instalment schedules and transfers were brought onto the same system, each linked to its plot and its ledger account.

  3. 03

    Billing at community scale

Utility and maintenance billing were configured as scheduled cycles, with receipting, disconnection notices and dues reporting built in.

  4. 04

Land, maps and the legal desk

Land records, society map integration, file management and legal case tracking completed the picture, so the land office works from the same record as finance.

04The outcome

A system the society has never needed to replace

The clearest measure of a system is whether an organisation outgrows it. Lake City has grown for more than twenty years, and Wizmen has grown with it.

  • One record per member

Every booking, instalment, transfer, bill and receipt sits on the member’s file and posts to the same ledger.

  • Billing that runs on schedule

Utility and maintenance cycles run as batches, and overdue dues surface on their own rather than at audit time.

  • Land and finance in step

Plot, khasra and map records are tied to the accounts behind them, so the land office and finance read the same numbers.

  • Continuity across two decades

Upgrades have been delivered on the same backbone, so twenty years of member history remain in one place.

22

Years and counting

Housing societies serve their members for generations. The software behind them has to be built for the same horizon.
